STEP ONE. You and I will need to get together and discuss your alternatives. We will set an appointment to have an informal, person-to-person discussion about the price and time frame you have in mind.
STEP TWO. We will determine the best marketing plan to accomplish your goals. Considering the real estate market that we are in today, there is an advantage to create a complete, individually tailored comprehensive marketing game plan for every home. This plan should include establishing the right price, terms, marketing strategy, and timeline for results.
STEP THREE. We will get started with the marketing of your home. There are many things that I do to find buyers, including special feature flyers made for your home, filming the virtual tour, developing advertising, exposing it to other agents, and more. The more exposure your home receives, the faster it will sell for the most amount of money possible. I will communicate with you once a week to provide the buyer and agent feedback, and will evaluate our home marketing plan every 30 days to make sure that we are on the right track.
STEP FOUR. Once we have found you the perfect buyer, I will negotiate the offer.
STEP FIVE. After we have reached a fair purchase agreement, we can transfer ownership of the home to the buyer, and put money in your pocket.
There are a few details involved in getting the sale closed, and it requires a great deal of communication with a lot of people. During this step, my role is to see that all these details are handled quickly and professionally on your behalf, making the entire home selling process complete.

Feedback I will communicate with you on a weekly basis. Keller Williams Jacksonville Realty will contact all agents who have shown your home and give you feedback after each showing.
Updates I will go over an updated Comparative Market Analysis (CMA) every 30 days.
Staging You will receive a one-hour consultation from me on Feng Shui tips and suggestions on interior decoration to market your home.
Advertising Your home will be advertised in several publications throughout the listing period. We advertise in the Florida Times-Union, Homes and Land, Distinctive Homes, Real Estate Book, Buying, Selling and Owning Your Home Book and American Lifestyle Magazine. Internet marketing of your home on the Web sites to include Florida Living Network, REALTOR®.com, KW.com, and BringYouHome.com. These Web sites will feature a virtual tour of your home!
Direct Mail - We produce a targeted marketing campaign of your home, utilizing a large-scale direct mailings.
Preview Tour I will set up a REALTOR® preview of your property and will hold a special open house for all Jacksonville area real estate brokers to attend.
Net Proceeds I will compute a net proceeds sheet for price changes and offers.
Feature Sheet I will develop a special flyer to be placed inside your house for buyers and agents to keep.
Relocation Division Services Our company is currently working with approximately 75 relocation management/third party companies to bring the transferree market to your home. We offer cost of living analysis, orientation, relocation counseling, school information, moving assistance, spousal employment assistance network, and home search.
